THE BY-LAWS AT MY CONDO SAY THEY WILL REPAIR THE ROOF,THEY HAVE NOT DONE SO IN 7MONTHS, WHAT LEGAL ACTION CAN I TAKE?

I hear HOA problems happening all to often these days. I sympathize for your position and hope I can help.

Associations are governed by the Department of Professional Regulation in most states, check with a local attorney. This should be your last resort option.

Gather your neighbors and run for office, moving the current exec members out. Be a part of the solution moving forward, as issues such as your roof will likely keep happening with the current members.

HOA's are very difficult to deal with on a legal level. HOA's have a great deal of power with very little oversight. I suggest you take copy of the by-laws to a real estate attorney and have the attorney write a letter to the President of the HOA stating out how the HOA has not performed as required and requiring action.

The key here is to obtain a written response.
